What is an Energy Performance Certificate?

The objective of obtaining an Energy Performance Certificate (EPC) is to comply with the new EPBD directives implemented in the UK over the past 2 years. The certificate presents several key bits of information. Ratings are represented with a chart with grades from 'A' to 'G', where 'A' is the most energy efficient and 'G' is the least. EPC's can only be obtained by an accredited energy assessor. EPC Solutions (Cardiff) takes care of employing the right person for the report who will suggest improvements in order to make the building more efficient. These suggestions are an indication only and do not have to be implemented. The idea is to provide prospective tenants or purchasers with up to date information on a building's efficiency presented in a cost graph and also a CO2 emission chart to highlight environmental impact.

Cutting costs can lead you to reduce your insurance premiums through improved environmental practices. Some studies have shown that 27 per cent of the UK's carbon dioxide emissions come from domestic homes. It is a known fact that carbon dioxide contributes to climate change.

The Energy Performance Survey

When the DEA arrives, he (or she) will need to inspect, and make note of, the following property details:
  • The year of property construction
  • Walls and roof construction
  • Measure heat loss through roof
  • Signs of wall-cavity insulation
  • Energy-saving "green" devices (such as solar panels, for instance)
  • Number of double glazed windows and when installed
  • Number of open or closed fireplaces
  • Make and model of boiler and the type of flue and fuel used
  • Number of low energy light-bulbs
  • Type of heating system used and controls (wall thermostat etc...)
  • Roof insulation and thickness
  • Measure the thickness of the hot water cylinder jacket or foam
  • Check for excessive window area in larger houses and take measurements of conservatories and extensions
  • Note the number of habitable rooms that are heated
  • Measure the internal or external areas of the home
